Alaska is not a very well-known tax foreclosure state. For most investors travel to Alaska is not economically feasible. If you do live in Alaska then you should investigate the availability of tax deed properties. In Alaska, each Borough conducts tax sales when real property taxes are not paid. The exact amount of time required to pass before the property is sold will depend on state and city statutes. So I suggest you perform some research in this area.
Alaska tax deeds will be sold by a competitive bid auction and deeds will be sold to the highest bidder. The primary responsibility for administering tax deed sales in Alaska falls on the Assessor of each borough. You should also check with major cities to determine if city real property taxes result in tax defaulted sales.
NOTE: In all tax deed states research is very important. This is because the possibility of land ownership is very high. You should begin reading the state statutes relating to property taxes and delinquent tax collection practices. It is very important to be fully aware of which liens will survive the sale and foreclosure of the deed. The new owner of the parcel will be responsible for any surviving liens and claims attached to the property.
